how long do we have to give our list of items needing repair to our attorney after a home inspection is done

Hi, I think it depends on the wording of your purchase contract. On our contracts here in Cedar Rapids the buyer has 7 days to complete the home inspection and if the inspection finds items of issue than the buyer must preseent that to the sellers within that same time frame. Once handed over to the sellers they have in turn two days to respond to the requests.

Your contract to purchase should have the time by which you must take action regarding items in the inspection report and should say how you must notify the seller. I'm in Florida and we don't use the binder then contract method of selling residential real estate. However, if you are in a state that uses a binder before a contract is entered into by the seller and buyer, the binder might have the information. Call your real estate agent and he or she should be able to tell you what is in the contract or binder that you signed regarding inspections and and time for notifications.
