I bought a house 6.5 years ago at the age of 22 for 235k put 20% down and still owe 164k. The family is growing and I need a bigger house. I have less than 10k cash. and the house is only going for 220k now. I would like to keep this and rent it out and purchase a forcloser but obviously dont have the funds. Is there a way or should i just sell then worry about buying? Would I have enough equity to use as a new down payment. I thank you all for any advice...

My parents purchase a house about 10 years ago and included my brother and his wife on the deed. Bought the house based on ONLY MY info for finanacing- and only my name on the mortgage (mortgage/ financing is in my name ONLY!) but both our names are on the deed.
