A couple of years ago we refinanced, and I Quit Claimed myself off of our mortgage so that my husband and I could get a better rate on our home. I would now like to add myself back onto the house but legally so there's no problems just in case anything should ever happen to him. Unfortunately we can't afford to go through the mortgage company and the process of refinancing all over again and the LTV just isn't there. What steps can I take to have some legal claim to this house? Grant Deed/Warranty?? In the Los Angeles County area California. I heard when you've signed a Quit Claim Deed and the main person has passed you are automatically the owner of the house is that true also?
