We are trying to purchase a mobile home. The land that was given to us by my in-laws never had the title/deed transferred to thier names and they have had ownership of the property for over 30 yrs.; the previous owners were in thier 60's when my in-laws purchased the property over 30 yrs ago and are deceased both the man and his wife, there is no known living relatives. The title company we are trying to purchase the mobile home from tells us that we need to do a warranty deed. We contacted a real estate lawyer who tells us we need to contact a relative of the deceased? there is no known relative. They will not put the mobile home on the property without the warranty deed? My in-laws had a paper drawn up for the gas company when the leased the property to them. The papers were notarized by tarrant county clerks office. The paper shows that 2 witnesses verify that my in-laws have resided and own the property. This was not enough for the title company. We are at wits end on what to do. We are trying to get the property issue settled before the end of October because our lease is up on our rental house. The property is located in Mansfield,Tx which is Tarrant County.
