Hello,
If I signed a lease for a priviate owner's rental property and the lease does not start until 7/1/11, can I legally cancel the lease without any penalties? The lease agreement was completed with the GAR Lease for Residential Propter form. They have not cashed my security deposit nor first month's rent checks, so I was going to put a stop payment on them.
I just want to make sure I will not be sued or legally held liable for the money...

I was divorced in May 2010. My ex-wife and I currently own a condo in the South Loop neighborhood of Chicago. We have attempted to sale the condo on two different occasions, but we’ve had no luck so far.
Two big questions:

We made an offer on a house that was in the Short Sale Status and the sellers accepted the offer, as the sellers were trying to avoid foreclosure. The negotiator at the bank counter offered and we then countered that and they accepted that offer. Contracts were signed to confirm the offer and we proceeded to get our loan in order. The Appraisal was planned for Tues. June 7 so we could close escrow by the designated time line, June 25.
