I'm short selling my property. I have a renter who's made an offer 60,000 less than what I owe and at the appraised value.

Q: Can I demand a letter from lender to credit agencies that it was paid in full?
Q: Will I have to pay tax on short sale.
Q: Which is better. Foreclosure, Deed back to them or short sale?
Q: Will this effect my credit regardless?
